Privacy Policy

1. Overview

This Privacy Policy describes how Urbanize, Inc. ("Urbanize," "we," "us," or "our") collects, uses, and shares information when you visit our marketing and informational website located at urbanize.dev (the "Site"), engage us for site selection consulting, or log into and use the LIHTC Assembly software suite and related real estate analytics services (collectively, the "Services").

By using the Site or Services, you agree to the practices described in this Policy. If you do not agree, please do not use them.

2. The Difference Between Personal Information and Property Data

Because Urbanize provides site selection consulting, real estate analytics, and Low-Income Housing Tax Credit (LIHTC) consulting, we process vast amounts of geospatial data.

Property Data: Information regarding parcel boundaries, zoning, acreage, corporate ownership (e.g., LLCs), census tract statuses, and generalized demographics is not considered Personally Identifiable Information (PII) and is not restricted by this Policy.

Personal Information: This Policy applies exclusively to PII—information that identifies, relates to, or could reasonably be linked with a specific individual or household (such as names, personal email addresses, and account login details).

3. Information We Collect

To comply with specific state laws, including California, we disclose that we have collected the following categories of Personal Information in the past 12 months:

Identifiers & Contact Information.

When you submit a contact form, request a site selection consultation, or sign up for an account, we collect information such as your name, email address, company, industry, location, phone number, and details in your consulting requests.

Internet or Network Activity (Account & Usage Data).

For users of our LIHTC Assembly platform, we collect account credentials, project data you upload, and system usage logs (pages viewed, features used, timestamps, IP address, browser type, and device information) to maintain security and platform performance.

Client Uploads (Data Processor Role).

If you upload third-party Personal Information (such as tenant or investor data) into LIHTC Assembly, Urbanize acts solely as a Data Processor. We process this data strictly on behalf of our clients and in accordance with our Terms of Service.

Cookies & Internal Logging.

We use first-party cookies and basic internal logging to maintain site functionality and user experience. We do not use third-party analytics providers that collect or share your behavioral data.

4. How We Use Information

  • To respond to inquiries, schedule site selection consultations, and provide requested services.
  • To operate, maintain, and improve the Site and the LIHTC Assembly platform.
  • To send transactional emails (e.g., account verification, billing, technical support).
  • To send marketing communications you have opted into (you can unsubscribe at any time).
  • To comply with legal obligations, enforce our Terms, and prevent fraud or security issues.

5. Email Consent and Communications

We only send marketing or promotional email to individuals who have consented to be communicated with, such as by signing up through our Site, requesting information, or otherwise affirmatively opting in. We do not send marketing email to purchased, rented, scraped, or otherwise third-party-acquired contact lists. Every marketing email we send includes an unsubscribe link at the bottom of the message, and you may opt out of marketing communications at any time by clicking that link. Transactional emails necessary to provide the Services (such as account verification, billing, and technical support) may still be sent after you opt out of marketing communications.

6. How We Share Information & Infrastructure Architecture

We do not sell your personal information for monetary compensation, nor do we share it for targeted advertising. We utilize specific infrastructure to deliver our Site and platform, which involves tightly limited data routing:

  • Platform Infrastructure & Internal Databases: Our core site selection and analytics platform (LIHTC Assembly) and all associated databases are completely self-hosted on our own internal infrastructure. Data uploaded directly into the software suite is isolated and is never shared with external database providers. We utilize Cloudflare strictly for domain management.
  • Marketing Site Infrastructure: Our informational website (urbanize.dev) is built and hosted via Lovable. Technical routing data (like IP addresses) and contact form submissions initiated on the Site pass through this third-party infrastructure.
  • Email & Service Providers: We utilize Microsoft Outlook for general email communication and transactional email (such as account verification, billing, and technical support), and Mailgun as our email delivery sub-processor for sending marketing email and email campaigns. We occasionally purchase external datasets to enhance our geospatial tools, but we do not share or trade your personal data with these third parties in return.
  • Legal/Authorities: We disclose information outside the company only when required by law, subpoena, or to protect critical rights and safety.

7. U.S. State-Specific Privacy Rights

Depending on your state of residence (including California, Colorado, Connecticut, Texas, Utah, and Virginia), you have specific rights regarding your Personal Information:

  • Right to Access: You have the right to confirm whether we are processing your personal data and to obtain a copy of it.
  • Right to Portability: You have the right to receive your personal data in a portable, readily usable digital format.
  • Right to Correct: You have the right to request that we fix errors or inaccuracies in your personal information.
  • Right to Delete: You have the right to request that we erase personal data provided by or obtained about you, subject to certain legal exceptions.
  • Right to Opt-Out: While we do not sell data or engage in targeted advertising, you have the legal right to decline the sale of your personal data, targeted advertising, or specific profiling in furtherance of decisions that produce legal or similarly significant effects. Our Site responds to standard Global Privacy Control (GPC) signals transmitted by your browser.
  • Right to Non-Retaliation: We will not discriminate against you, face you with retaliation, or increase prices for exercising any of your privacy rights.

Appeals: If we decline to take action regarding your request, you may appeal our decision by replying to our denial email. We will inform you of any further action you can take with your state's Attorney General.

8. Data Retention

We retain personal information for as long as needed to provide the Services, comply with legal obligations, resolve disputes, and enforce agreements. Contact form submissions, consulting records, and platform usage logs are retained for internal records unless you request deletion.

9. Security

We use reasonable administrative, technical, and physical safeguards designed to protect information. No system is perfectly secure; we cannot guarantee the absolute security of data transmitted over the internet.

10. Children

The Site and Services are not directed to children under 13, and we do not knowingly collect personal information from children.

11. International Users

Our Services are operated and hosted from the United States. If you access them from outside the U.S., your information will be transferred to and processed in the United States.

12. Changes to this Policy

We may update this Policy from time to time. Material changes will be posted on this page with an updated Effective Date.
